Corner Space in New Garland Building Brings $9 a Square Foot.
Clothing Firm Gets It.
Space in the Garland building, now being constructed at the northeast corner of Wabash avenue and Washington street, figured in a transaction yesterday. Anderson & Bros, western representatives of the clothing firm of Rogers, Peet & Co. of New York, leased the corner store and basement of the new structure for a period of ten years. The annual rental is $24,000, or $240,000 for the term.
The space leased comprises 2,400 square feet in the store and the same area in the basement. The store space was leased on a basis of $9 a square foot, an unusually good figure, and the basement space was leased at the rate of $1 a square foot. The lease was taken from Heyworth, Graham & Co., who are erecting the sixteen story Garland building. The leasing firm has been located for many years on the ground floor of the Straus building, at the northwest corner of Clark and Madison streets, which until a few years ago was owned and controlled by Rogers, Peet & Co. William J. Forch & Co. acted in behalf of the lessors in the deal.

This building occupies the premises bounded by North Wabash Avenue, East Washington Street and Garland Court, with a front age of ninety-six feet on Wabash Avenue and one hundred sixty three feet on Washington Street. Located on the line of the elevated loop, one block south of the Illinois Central suburban terminal and directly across the street from the Marshall Field retail stores, it is near the center of the most active business district of Chicago.
The building is a thoroughly modern, fireproof structure, sixteen stories in height. It was constructed under the personal supervision of the architect, Mr. C. A. Eckstorm.
There are seven high-speed elevators and one large freight elevator. There are entrances from both Washington Street and Wabash Avenue to the elevator lobby on the first floor, and shipping arrangements on Garland Court for freight and express service.
The open light court in the south frontage of the building provides the maximum of sunshine and light. Three sides are bounded by streets; on the east, permanent free light and undisturbed view of Lake Michigan.
This building is heated by a combined modulation and vacuum system of heat regulation and steam circulation.

BUILDING WITHIN A BUILDING PLANNED
The managers of the Garland Building, on the northeast corner of Wabash Avenue and Washington Street, are planning to create a “building within a building” in the space formerly occupied by Lane Bryant, Inc.’s clothing store.
The space, the basement through fifth floor of the 22-story building, totals about 84,000 square feet for office and retail use, said David Sondhelmer, director of leasing for the Garland project at L.J. Sheridan Co., management and leasing agents. The company plans to construct an entrance, lobby, and elevator bank to serve these floors only, separate from the main lobby, which will continue to serve the higher floors, said Henry Lang, building manager.
The lower six levels had been occupied by Lane Bryant since 1937 and were last remodeled in the late 1940s, according to Lang. Sheridan plans to demolish everything in the space and remodel throughout, adding new restrooms and heating, ventilation, and air-conditioning systems.
The company is holding discussions With several potential tenants and plans to finish the remodeling to the requirements of tenants, said Sondheimer. The space may be occupied by just one tenant or could be leased floor by floor, he said. Rentals will be around $10 to $14 a square foot for the basement, $30 for the ground floor, and $14 for the second through fifth floors, said Sondheimer.
Sheridan expects the 16,700 square feet in the basement and two spaces of 7,300 and 2,700 square feet on the ground floor to remain in retail usage. But the higher floors, with almost 14,000 square feet each, may be used for offices or retailing, said Lang.
Lane Bryant moved from the Garland Building in late April to 9 N. Wabash Avenue.
